The short answer: A condo or townhome is the most realistic first step into South Orange County homeownership. The median Orange County condo sold for about $798,400 in August 2026, compared with about $1.4 million for a single-family home. In South OC, Rancho Santa Margarita, Mission Viejo, and Lake Forest offer some of the most accessible condo prices. For many first-time buyers, getting in sooner rather than waiting is what starts their path to building wealth.

I have helped many first-time buyers get into South OC through a condo, then move up to a house a few years later. Here is what I tell every one of them.

Where first-time buyers can still get in

My take: When choosing where to start your homeownership journey, weigh three things: your budget, your commute to work if you have one, and where you most enjoy spending your free time. The right condo is the one that fits all three.

Why buying sooner can pay off

Many first-time buyers wait for the "perfect" time. In my experience, the buyers who are happiest a few years later are the ones who bought a home they could comfortably afford when they were ready. Here's why:

  1. You start building equity right away. Every mortgage payment pays down part of your loan, so more of your monthly housing cost goes toward something you own instead of a landlord's mortgage.

  2. Your housing cost becomes predictable. With a fixed-rate loan, your principal and interest stay the same for the life of the loan, while rents can rise year after year. California's Prop 13 also limits increases in your home's assessed value to 2% a year, which keeps your property tax steady.

  3. Time in the market helps. Orange County home values have historically grown over the long run. The typical OC home value rose about 2.8% over the past year. On a $650,000 condo, that pace would add roughly $18,000 in value in a single year. Past growth isn't a guarantee, but owning longer gives your home more time to grow.

  4. A condo is a stepping stone. The equity you build in a condo can become the down payment on your future house. Many of my clients have moved up within five to seven years this way.

  5. You can adjust later. No one can predict interest rates. If rates drop after you buy, you may be able to refinance. Waiting for lower rates can also mean competing with many more buyers when they arrive.

There's a reason homeownership is called the American Dream. It gives you security and stability, it helps you build wealth over time, and it gives you a place that is truly yours, where the everyday moments become the memories you'll treasure most.

Frequently asked questions

What is the cheapest city in South OC to buy a condo? Rancho Santa Margarita, Mission Viejo, and Lake Forest generally have the most affordable condo and townhome options in South Orange County.

Are HOA fees higher for condos? Usually, yes, because the HOA insures and maintains the building exterior and shared spaces. Compare dues against what they cover.

Can I rent out my condo later? Many HOAs limit rentals. Read the CC&Rs before you buy if you plan to keep it as a rental when you move up.
