The short answer: People move to Orange County for the coastline, year-round mild weather, nationally recognized safety, strong public schools, and master-planned communities with open space built in. The trade-off is price: the typical OC home is valued at roughly $1.18 million, about three times the national figure. Whether it is worth it depends on which part of the county you choose.
I grew up in South Orange County, and I have been selling homes here full time since 2005. I live and work in the communities I write about: Laguna Niguel, Ladera Ranch, Rancho Mission Viejo, and Mission Viejo. These are the ten reasons my clients actually give me when they decide to move here, plus the honest downsides nobody else puts in their list.
1. The coastline is part of daily life, not a vacation
In South Orange County the beach is a weeknight option. From most of Laguna Niguel you can be at Salt Creek Beach or Dana Point Harbor in about 10 to 15 minutes, and Ladera Ranch and Mission Viejo residents are typically 20 minutes from the sand. Sunset walks, surf lessons for the kids, and harbor dinners become routine instead of a once-a-year trip.
2. Weather that lets you live outside year-round
Orange County has a mild Mediterranean climate: warm, dry summers, cool winters, and very few days that keep you indoors. South OC's inland communities run a few degrees warmer than the coast in summer, which many buyers prefer over coastal "June gloom." Outdoor kitchens, pools, and patios get used twelve months a year here.
3. Some of the safest communities in the country
Orange County cities consistently rank among the safest in America. In WalletHub's 2025 safest-cities report, nearby Irvine recorded the fewest assaults per capita in the nation. The South OC cities I serve share that low-crime profile, and it is the number-one reason families give me for choosing this area.
4. Highly rated public schools
Capistrano Unified, which serves Laguna Niguel, Ladera Ranch, and Rancho Mission Viejo, is ranked #35 of California's school districts by Niche for 2026 and serves roughly 41,000 students across 59 schools. Mission Viejo is served largely by Saddleback Valley Unified. School boundaries matter street by street here, so always verify the assigned school before you write an offer.
5. Master-planned communities done right
South OC is home to some of the best master-planned communities in the country. Ladera Ranch offers neighborhood pools, parks, community events, and a true small-town feel. Rancho Mission Viejo spans 23,000 acres, with about 17,000 acres set aside as nature reserve and open space and roughly 14,000 homes planned at build-out.
6. Open space and trails out your front door
Because so much land is permanently protected, you get hiking, mountain biking, and horseback trails minutes from home. Laguna Niguel Regional Park, the Aliso and Wood Canyons Wilderness Park, O'Neill Regional Park, and the Rancho Mission Viejo open space give South OC a rare mix of suburb and wilderness.
7. A strong, diverse economy
Orange County has about 3.2 million residents and a $348 billion gross regional product, larger than 26 U.S. states. Unemployment was 3.8% in March 2026, and more than 60% of adults hold a bachelor's degree or higher. Healthcare, tech, professional services, and tourism give the region depth, and hybrid workers can live in South OC while commuting to Irvine a few days a week.
8. Real estate that holds its value
Orange County homes are expensive, and they have historically held value because land is limited and demand is steady. The typical OC home value was about $1,178,889 as of August 2026, and homes typically go pending in around 22 days. Here is how my core communities compare:
Community | Typical home value | Data through
Laguna Niguel $1,500,893 June 2026
Ladera Ranch about $1.40M April 2026
Mission Viejo. $1,216,985 July 2026
Rancho Mission Viejo $1,201,722 June 2026
Condos and townhomes in every one of these cities sell well below these figures, which is how many first-time buyers get in.
9. Lake life, community clubs, and things to do
Many Mission Viejo residents have access to Lake Mission Viejo, a private lake with beaches, boating, fishing, and summer concerts. Ladera Ranch and Rancho Mission Viejo build their calendars around community events, farmers markets, and clubs. Add the Irvine Spectrum, Dana Point Harbor, and historic San Juan Capistrano, and weekends fill themselves.
10. Room for every stage of life, in a central location
South OC sits between Los Angeles and San Diego, with John Wayne Airport and Metrolink stations in Laguna Niguel/Mission Viejo and San Juan Capistrano close by. It also works across life stages: starter condos, family homes near top schools, and resort-style 55+ living. Rancho Mission Viejo's Gavilán Ridge was described as the only actively selling 55+ new-home community in Orange County, with single-level homes priced from the mid $900,000s to nearly $2 million.
The honest trade-offs
Orange County is not for everyone, and you deserve to hear that from a local before you move.
Price. The county's typical home value is roughly three times the national figure, and one analysis puts OC's price-to-income ratio near 12:1. Buyers need a real budget plan.
HOAs and Mello-Roos. Many master-planned communities carry HOA dues and Mello-Roos special taxes. They pay for the amenities you love, but they change your monthly payment.
Traffic. The 5 and the 73 get busy at rush hour. Living close to where you work matters.
Competition. Well-priced homes in good school zones can draw multiple offers. A strong pre-approval and a local agent who knows the micro-markets make the difference.
None of these are deal breakers. They are the reason a good plan matters.
