The short answer: A new home in Rancho Mission Viejo gets you modern design, builder warranties, and first pick of lots, but often a higher price, higher Mello-Roos, and upgrades that add up fast. A resale home in RMV or nearby Ladera Ranch usually comes with landscaping, window coverings, and finished extras already included, plus more room to negotiate. The biggest mistake buyers make is walking into a builder's sales office before registering their own agent.
Rancho Mission Viejo's final all-age phase in the Village of Rienda, 232 homes from Trumark, Lennar, and Shea, just opened. The developer calls it one of the last chances to buy a new market-rate home there until 2027. If you are weighing new against resale, here is what I walk my buyers through.
New vs. resale at a glance
My take: To find the right home, compare new construction and resale side by side. Inventory, pricing, and the advantages of each are always shifting, so neither is automatically the better deal. What matters most is finding the home that fits you.
Five mistakes buyers make with new construction
Visiting the model homes alone first. Builders have first-visit registration rules. If you sign in without your agent, the builder may refuse to let that agent represent you later. The builder's sales staff works for the builder, not for you. Call your agent before you visit.
Assuming the model is the base price. Models show off thousands of dollars in options. Ask for the standard features list and price the options you actually want.
Over-upgrading. Flooring, lighting, and paint are often cheaper after closing. Spend upgrade money on things that are hard to change later, such as structural options, electrical, and plumbing.
Skipping the inspection. New homes have defects too. Hire your own inspector before drywall goes up and again before the final walk-through.
Ignoring the Mello-Roos disclosure. Rienda builders must disclose maximum CFD taxes before you buy. Compare that number with resale homes nearby.
When resale is the better deal
Resale often wins if you need to move within a few months, want a finished backyard, or the new-home premium plus upgrades puts you well above a comparable resale home. In Rancho Mission Viejo, Sendero and Esencia homes that are a few years old can offer the same amenity access at a lower all-in cost.
Frequently asked questions
Does it cost more to use my own agent on a new home? No. Builders typically pay the buyer's agent from their marketing budget, and the price is the same either way. Confirm the builder's policy before your first visit.
Can I negotiate with a builder? Builders rarely lower the base price, but they may offer incentives such as closing-cost credits or upgrade allowances, especially on homes that are already built.
When will new schools open in Rienda? The new Rienda School is expected to open in fall 2027 and serve up to 1,600 students.
